The price of energy efficiency in the Spanish housing market
Summary
The study finds that energy-efficient homes in Spain command a price premium between 5.4% and 9.8% compared to less efficient dwellings. Using a sample of 1,507 homes, the authors determined that homes rated A, B, or C have a 9.8% premium, while those rated A through D have a 5.4% premium. The research also highlights a significant lack of energy efficiency in the Spanish housing stock, with 52% of the sample rated E and nearly 25% rated F or G.
Key insights
- Residential properties in Spain with high energy efficiency ratings (A, B, or C) command a price premium of 9.8% compared to homes with similar characteristics but lower ratings (D, E, F, or G). This premium represents an average increase of €20,800 based on a mean home price of €212,100.
- When the grouping is expanded to include D-rated homes, those rated A, B, C, or D show a price premium of 5.4%, which equates to an additional cost of €11,450 over homes rated E, F, or G.
