Identified business opportunities in the industrial areas of Montague Gardens & Atlantis, Cape Town Investment Prospectus 2020

This 2020 investment prospectus by GreenCape identifies business opportunities to transform the Montague Gardens and Atlantis industrial areas in Cape Town into eco-industrial parks (EIPs). • Montague Gardens generates at least 900tpa of treated wood waste from three board cutting stores and six furniture manufacturers. Because there is currently no solution for treated wood waste in Cape Town, there is an opportunity to establish a solution provider, such as gasification, which could also serve as an alternate energy source.
• There is an opportunity to establish a metalworking park in Montague Gardens to support its 35 metalwork companies. By leveraging more than 800 available rental stands/erfs, companies could share equipment and spaces to reduce logistics inefficiencies and increase market access for smaller firms.
• The Montague Gardens railway line, currently used only by a cement mixing depot, presents a carbon reduction opportunity. Shifting freight from road to rail for raw materials and by-products could help the area become a low carbon distribution hub, particularly as 89% of manufactured products are transported out of the province.
• In Atlantis, approximately 72,000 tonnes of waste foundry sand are landfilled annually. While currently classified as type 310 hazardous waste, it could be reused in constructing roadways, parking lots, and concrete production, especially for new infrastructure within the Special Economic Zone (SEZ).
• Atlantis has significant waste-to-energy potential from woody biomass (at least 1,650 tpa) and other organics (approximately 8,000 tpa). Proposed investments include sorting plants for direct use in kilns, wood-derived fuel plants, charcoal plants, and pyrolysis plants. A pyrolysis plant combining biomass with plastic and textile waste (totaling 8,880 tpa) could produce 4,160,000 litres of fuel oil and 2,800 tonnes of biochar, with Capex exceeding R60,000,000.
• Atlantis consumes the largest amount of municipal water among Cape Town's industrial areas. The report suggests a 'cascading water use' network based on pinch analysis, where water is passed from high-quality requirements to lower-quality applications to reduce municipal consumption.
