Green Bond Fact Sheet

Xior Student Housing issued a EUR100m (USD109m) green bond on 13-04-2020 to finance green buildings, renewable energy, energy efficiency, waste management, clean transport, and water management projects across Belgium, the Netherlands, Spain, and Portugal. The issuer is the second Belgian financial corporate to issue a green bond and has committed to annual allocation and impact reporting.

• Xior Student Housing issued a green bond as a private placement on 13-04-2020 for an amount of EUR100m (USD109m) with a 12-year tenor.
• The proceeds of the bond are allocated across several eligible categories: green buildings in the top 15% of national EPC label performance in Belgium, the Netherlands, Spain, and Portugal; renewable energy (rooftop solar PV, wind, and geothermal); energy efficiency (appliances, equipment, energy storage, and smart grids); pollution prevention and waste management; clean transport (bike sheds and electric vehicle charging); and water management (rainwater recycling, grey water treatment, and water-saving landscape design).
• Xior Student Housing is the second Belgian financial corporate to issue a green bond and the third to finance waste projects. The Climate Bonds Initiative notes that Belgium has potential to increase green financing, with total issuance of USD9.1bn, 90% of which are Sovereign green bonds.
• The issuer will provide allocation reporting to lenders and investors until proceeds are fully allocated, covering outstanding amounts, unallocated proceeds, portfolio composition, geographic split, and financing/refinancing shares. Impact measures will be disclosed annually via ESG reporting in the annual report.
