Green Bond Fact Sheet

Host Hotels & Resorts issued a USD 650 million green bond on 26 September 2019, becoming the first US lodging REIT to do so. The funds are used for the acquisition and development of LEED-certified hotels (Silver, Gold, or Platinum) and energy/water efficiency refurbishments, specifically refinancing the LEED Silver-certified Andaz Maui and 1 Hotel South Beach.

• On 26 September 2019, Host Hotels & Resorts, a Real Estate Investment Trust, issued a green bond totaling USD 650 million with a maturity date of 15 December 2029 and a tenor of 10.2 years. This issuance marks the first time a US lodging REIT has issued green bonds.
• The proceeds from the bond are designated for the development and acquisition of hotels that have achieved or are expected to achieve LEED Gold, Silver, or Platinum certification, as well as for property refurbishments aimed at significantly improving water and energy efficiency. Specifically, the deal refinances the acquisition of 1 Hotel South Beach and Andaz Maui, both of which hold LEED Silver certification.
• Host Hotels & Resorts has committed to providing annual reporting on its website until the proceeds are fully allocated. These reports will detail the allocation of net proceeds to eligible projects and the LEED levels achieved, although the issuer expects only one such report to be published because proceeds are expected to be spent on or around the issue date.
